When Someone Asks ChatGPT for the Best Real Estate Agent in Your City, Do You Show Up?
Most real estate agents are still thinking about SEO like it is 2016.
They want to rank on Google. They want more clicks. They want their website to show up for searches like “best real estate agent in Fairfax VA.”
That still matters.
But buyers and sellers are starting to ask a different kind of question in a different kind of place:
Who is the best real estate agent in Fairfax VA?
They are asking ChatGPT. They are asking Gemini. They are asking Perplexity. They are reading Google AI Overviews before they click a website.
That is where Answer Engine Optimization, or AEO, comes in.
AEO is not replacing SEO. It is the next layer on top of it.
SEO asks:
Can people find you in search results?
AEO asks:
When an AI tool summarizes the market and recommends a provider, are you included in the answer?
For this walkthrough, I used a real example: Fox Homes Team and the query “best Fairfax VA real estate agent.”
The goal was not to cherry-pick a perfect result. The goal was to show the actual audit process and the practical content moves that come out of it.
Because that is where the opportunity is.

The short version
A local AEO audit answers five questions:
- Does AI recommend your business?
- Which competitors does it recommend instead?
- Which sources does it cite?
- What proof does the AI appear to trust?
- What content, schema, reviews, citations, or third-party profiles need to be improved?
For the Fox Homes example, the results were mixed in a useful way:
- Google local results: Fox Homes appeared strongly.
- ChatGPT: Fox Homes was recommended in this run.
- Google AI Overview: competitors appeared first in the visible AI answer.
- Gemini: competitors appeared first in the visible answer.
- Perplexity: did not name a single winner in the visible answer and instead gave selection criteria.
That is the entire point.
Local SEO strength and AI-answer visibility are related, but they are not the same thing.
First, start with the money question
Do not start with your website.
Start with the question a real buyer or seller would ask.
For this audit, the seed question was:
Who is the best real estate agent in Fairfax VA?
That question matters because it has everything a local business wants:
- Local intent
- High commercial intent
- Comparison intent
- Trust intent
- Recommendation intent
This is not someone casually browsing. This is someone close to making a decision.

Check Google first
Google is still the easiest place to start because it shows several layers of visibility at once:
- Sponsored results
- Local Services Ads
- AI Overview
- Organic results
- Review directories
- Forums and discussions
- Local pack and map results
- People Also Ask
In this example, Fox Homes Team appeared prominently in sponsored and local services placement.
That is good visibility.
But AEO is not only about appearing somewhere on the page.
The more important question is:
Does the AI-generated answer recommend you?

Read the AI Overview like a scout report
The Google AI Overview for this query named other agents in the visible answer, including Debbie Dogrul and Jake Barney.
That is not a failure. It is intelligence.
AEO is a diagnostic process. When the answer engine names someone else, you ask:
- Who did it name?
- Why did it name them?
- What sources did it cite?
- Are those sources directories, review sites, local news, brokerage pages, Reddit threads, or “best of” lists?
- What proof does the AI seem to trust?
In this run, visible sources included Zillow, U.S. News, FastExpert-style pages, and other list or directory sources.
That tells you exactly where to focus.
You are not guessing what the AI wants. The answer page is showing you.
Compare AI visibility against local pack visibility
Fox Homes Team showed up strongly in the Google local pack with a 5.0 rating and roughly 2.2K reviews.
That is a huge asset.
But this is the important lesson:
A business can be strong in the local pack and still not be the first business recommended in the AI answer.
Local SEO and AEO overlap, but they are not identical.
Local SEO rewards proximity, reviews, categories, business profile strength, relevance, and local prominence.
AEO rewards those things too, but it also leans heavily on answer-friendly sources:
- List pages
- Third-party rankings
- Review aggregators
- Local media mentions
- Structured biographies
- Clear service pages
- Consistent entity information
- FAQ content
- Schema markup
- Original data

Look for forums and discussion sources
Google showed a “Discussions and forums” section with Reddit and DC Urban Moms style recommendation threads.
This matters because AI engines often pull from places where people talk in natural language.
For local businesses, forum-style content can reveal:
- What people actually ask
- What names get recommended organically
- What objections come up
- What proof people trust
- What language buyers and sellers use
You do not need to spam forums. That is a bad strategy.
But you should study them.
If every forum thread mentions responsiveness, neighborhood experience, reviews, pricing strategy, and negotiation, your content should answer those things directly.

Turn SEO keywords into AI prompts
The SEO keyword was:
best Fairfax VA real estate agent
The AEO prompt became:
Who is the best real estate agent in Fairfax VA?
That is the shift.
SEO keywords are often short and choppy. AI prompts are conversational.
For a full AEO audit, build prompts from real Google Search Console and SemRush queries.
Example prompt set:
- Who is the best real estate agent in Fairfax VA?
- Who is the best listing agent in Fairfax VA?
- Who should I hire to sell my house in Fairfax VA?
- What is my Fairfax VA home worth?
- Best real estate team in Fairfax County
- Best Realtor near Old Town Fairfax
- Top real estate agents in Northern Virginia
- How do I choose a real estate agent in Fairfax VA?
- What questions should I ask a Realtor before selling my house?
- Which real estate team has the best reviews in Fairfax VA?
The point is not to test one prompt and declare victory.
The point is to create a repeatable visibility benchmark.
Test ChatGPT
I ran the natural-language prompt in ChatGPT:
Who is the best real estate agent in Fairfax VA?
ChatGPT did something important in this run.
It did not just give a lazy list.
It treated “best” as something that needs evidence, then looked at public signals like reviews, local presence, sales or team claims, and authority sources.
That is the AEO game.
AI wants confidence.
Confidence comes from repeated, consistent, public signals.
For a real estate team, those signals can include:
- Google reviews
- Zillow reviews
- RealTrends rankings
- Washingtonian or local magazine mentions
- Local service pages
- City pages
- Market reports
- Agent and team bio pages
- YouTube authority
- Consistent business profile data
- Local backlinks and citations
In this run, ChatGPT named Devon and Dustin Fox with Fox Homes Team as one of the strongest candidates for best real estate agent or team in Fairfax VA.
That is the screenshot every local business owner wants.
But do not stop there.
One good answer is not the whole story.
You need to track:
- Which prompt produced the recommendation
- Which platform produced it
- Which sources were used
- Which competitors were also mentioned
- Whether the answer changes next month
- Whether the business appears for adjacent prompts

Test Gemini with the same prompt
Next, I ran the same prompt in Gemini.
This is where the audit becomes useful.
Gemini did not show the same first-screen result as ChatGPT. In the visible answer, Gemini listed other contenders first.
That is not bad news. It is a roadmap.
If ChatGPT sees enough evidence to recommend Fox Homes Team, but Gemini does not surface Fox Homes Team first, the question becomes:
What sources or signals is Gemini rewarding that ChatGPT is not?
That is why AEO reports should not say “we rank in AI” or “we do not rank in AI.”
That is too simplistic.
A proper report should say:
- ChatGPT visibility: yes or no
- Gemini visibility: yes or no
- Google AI Overview visibility: yes or no
- Perplexity visibility: yes or no
- Citation sources by platform
- Competitors by platform
- Recommended fixes by platform

Test Perplexity
Perplexity is useful because it tends to behave like a citation-first answer engine.
In this run, Perplexity avoided naming a single “best” agent in the visible answer. Instead, it gave criteria for choosing one.
That is still useful.
Those criteria become a content checklist.
If Perplexity says users should compare:
- Local market expertise
- Track record
- Reviews
- Recent transactions
- Neighborhood experience
- Selling strategy
Then your website should have content that clearly answers each of those items.
A neutral answer can still tell you what to build.

Mine Google Search Console for prompt ideas
Do not invent prompts out of thin air.
Start with real queries people already use.
Google Search Console shows what people typed into Google before seeing or clicking your site.
Those queries can be rewritten into AI prompts.
Example:

Build a clean tracking sheet
One prompt is anecdotal.
Fifty prompts become a benchmark.
Your AEO tracker should include:
- Prompt
- Platform
- Does the business appear?
- Position or placement
- Competitors mentioned
- Sources cited
- What the AI said
- Content gap
- Recommended action
- Screenshot file
For a local real estate team, you would track prompts across:
- Best agent queries
- Listing agent queries
- Home valuation queries
- City market queries
- Neighborhood queries
- “Who should I hire?” queries
- Comparison queries
- Review queries
- Selling timeline queries
- Commission and cost questions

Run the same prompts monthly.
That is how you turn AEO from a buzzword into a reportable system.
Turn findings into action
An AEO audit is not complete until it becomes a content and citation plan.
For this example, the action plan would be:
Strengthen the “best Fairfax VA real estate agent” page
Create or improve a page that directly answers the question, without making unsupported claims.
The page should explain:
- How to evaluate a Fairfax VA real estate agent
- What metrics matter for sellers
- Why reviews matter
- What local experience looks like
- What questions to ask before hiring an agent
- Where Fox Homes Team fits into that evaluation
Add evidence blocks
Answer engines need proof.
Use sections like:
- Review footprint

- Cities served
- Seller services
- Recent market expertise
- Media or ranking mentions
- Client education resources
Build comparison-friendly content
AI tools love clear comparisons.
Create pages or sections like:

Add FAQ schema
Every major answer-ready page should include FAQs.

Improve third-party citation footprint
If AI tools cite Zillow, U.S. News, FastExpert, Redfin, Yelp, Realtor.com, local magazines, Reddit threads, and local news, those sources matter.
You cannot control all of them.
But you can improve your presence across the ones that allow profiles, reviews, bios, awards, and citations.
Track the same prompts every month
The monthly report should show:
- Visibility percentage
- Number of prompts where the business appears
- Number of prompts where competitors appear
- Sources cited most often
- New citation opportunities
- Pages created or improved
- Movement since last month
The local AEO checklist
Use this checklist for any local business:
- Pick one high-intent query.
- Rewrite it as natural-language AI prompts.
- Test Google AI Overview, ChatGPT, Gemini, and Perplexity.
- Screenshot every result.
- Record whether the business appears.
- Record which competitors appear.
- Record cited sources.
- Identify missing proof.
- Build or improve answer-ready content.
- Add schema.
- Improve third-party profiles and citations.
- Re-run the same prompts every month.
The big takeaway
AEO is not magic.
It is not tricking ChatGPT.
It is making your business so clearly, consistently, and credibly associated with a local topic that AI tools feel safe recommending you.
For local businesses, the question is simple:
When someone asks AI who to hire in your city, are you part of the answer?
If not, that is the new SEO opportunity.
